Homes sell when they are priced RIGHT for the market, for the location, for the condition and for the terms. 

A homeowner who spends the money to update is quite unlikely to be compensated for the cost of upgrade in the home sale. 

My experience is that sellers who price for condition, which includes the dated kitchen/baths, etc. will sell faster and NET MORE than one who expects a home buyer to pay for the cost of the upgrade.

OTOH, if a home owner plans to occupy the home for 5+ years following the upgrades, amortizes the cost over that period and does not expect to recapture the full cost of the upgrade can do well against competition if the upgrade was done with taste and quality.

Agents who routinely advise home owners to do this, do that, may find that the upgrades don’t justify the list price when the seller surely will expected that the net will compensate them for that investment.
