HOW LONG WILL MY NEW HOME TAKE TO BE BUILT??
Good news! If you’re buying a new home from a national or large local builder, your new home should be delivered to you in about 5 1/2 to 6 months.
The construction time like is going to follow a well controlled schedule making sure that
the builder is prepared with pre-ordered components and trades (foundation, electrical, plumging, etc.). Below is the general timeline from contract to settlement for new homes in Stafford County.
Our experience is with K.Hovanian, Drees, Stanley Martin, Toll, NVHomes, Ryan Homes, Bayton, Brookfield, Ryland, Del Webb, Augustine, Quaker, Sunshine, Battlefield, Winfield, SYG, Atlantic, Caly, Richmond American, Centex, Beazer and more.
LOT SELECTION: Once you have toured the available home sites and made your selection, you may want to secure your lot selection for a few days, no more than a week, with a lot hold which will hold that lot for you. The lot is not always taken off market, but you’ll a right of refusal if another buyer selects that lot and is ready to go to contract.
WRITING THE NEW HOME CONTRACT: The builder will write the contract of sale for your new home and it will outline the construction process including timelines. At this time or within a specified number of days, you’ll want to make all of your selections for upgrades and options including:
Flooring Throughout
. . . . . (carpet levels and colors, hard wood finishes) vinyl levels and colors
Kitchen Appliances
Kitchen Counter Tops
Cabinet Selections
Basement Flooring if finished
Kitchen Upgrades
Bathroom Upgrades
Telephone and Elec. Outlet Placement
and More. . . . .
Selections must be made by a date certain so that the builder can coordinate the ordering and installation.
BUILDING PERMIT: As soon as all of the features and upgrades have been selected and the floor plan and all structural changes and features incorporated into the plans, the builder will apply for a building permit. This process takes approximately 3 weeks.
DESIGN CENTER: You’ll be scheduled for a meeting with the New Home Design Center to make the final selections for your new home. Once that is completed, the builder will order the components and your selections. This is an important time since changing your mind after this time will mean changing orders and there may be a fee.
PRE-CONSTRUCTION MEETING: Once the builder has the building permit from the county, they’ll schedule a Pre-Construction Meeting with you. We’ll be there with you since we have sold many new homes and are quite familiar with the process. The building superintendant will review the plans and specifications with you to verify the features of the home, the details of your selections, and verify your selections.
FOUNDATION: Since the K.Hovanian homes will have a poured concrete foundation, the foundation walls and slab will need a week or so to “cure”. Once that time has passed, construction on your home with go very fast. The framers will have the house framed out in no time.

PRE-DRYWALL MEETING: Once your home is framed out, the plumbing, electrical, windows, fireplace, etc. are in place, you’ll be scheduled for a Pre-Drywall walk-through of your new home. At this time the builder will verify the accuracy of the location of electrical, plumbing rough-ins, windows, insulation, etc. to make sure it’s save to “close in” or install the drywall. One the drywall is in the flooring will follow and the kitchen and baths will be finished.
PRE-SETTLEMENT MEETING: Once the house is significantly completed, you’ll be scheduled for a Pre-Settlement meeting during which the builder will ”demonstrate” the house to you, heating, cooling, appliances, etc. The builder will review the warranties and contact information for any post-settlement repairs needed.
Following settlement, the builder will return for scheduled walk-through inspections to make any minor repairs, nail pops, etc. Post settlement walk-through inspections vary by builders.
