<p>Little outrages me more than a loan officer who calls a home buyer directly (that means without speaking with me first) asking, <em><strong>&#8220;Do you want a survey done?  It will cost you $400?</strong></em></p>
<p>Thank goodness, so far at least, the buyer has the good sense to ask me before answering the loan officer&#8217;s question.<img title="Survey" src="http://activerain.com/image_store/uploads/6/9/0/3/2/192x313xar137052495623096.gif.pagespeed.ic.TIVLKXX0Gq.png" alt="Survey" width="192" height="313" /></p>
<p><strong>&#8220;OF COURSE YOU WANT A SURVEY, I tell them&#8221;<br />
</strong><br />
Then I contact the loan officer and ask why they didn&#8217;t contact me first.  The last time the answer was very interesting. <strong> &#8220;Well, we don&#8217;t like to bother the agent about minor things.&#8221;</strong></p>
<p><strong>MINOR THINGS???  </strong></p>
<p>OR, the loan officer&#8217;s excuse for even asking is that the home buyer may not want to spend the money.</p>
<p>In many years of representing home buyers, I would estimate that about 20% of surveys reveal some encroachment by either the owner or a neighbor.  Rarely serious but at least the owner needs to know.</p>
<p>In at least 3 cases in the past 10 years, the title attorney has referred to the part of the survey showing the encroachment as a<strong> TITLE DEFECT.  </strong></p>
<p><strong>WHAT DOES THAT MEAN?? </strong> It means that, in any future dispute, the owner&#8217;s title insurance carrier will not cover that portion of the property that is encroaching on the neighbor&#8217;s property.  The last one I experienced was last July where a retaining wall and fence in the back of the property was 1 ft. to 1 1/2 ft. over the property line into the property of the HOA.</p>
<p><strong>Don&#8217;t you think that the purchaser is entitled to that information??  I do.</strong></p>
<p>Further, in some states, such a title defect could be a matter of disclosure by the owner.</p>
<p><strong>So, the question of &#8220;Do you want a survey&#8221; is not a simple one. </strong></p>

Falls Church also offers highly ranked public schools. Wonderful classic brick Colonial homes walking distance to<strong> METRO.</strong></p>

<p><strong>Fauquier County,  The average list price in Fauquier County Virginia is $1,222,150.  Average lot size, 31 acres.  The average age is 42 years</strong>. Fauquier County is a lovely area popular with home buyers who want just a bit lower price than that offered in <strong>Prince William County</strong> which has escalated dramatically in the past few years. Warrenton, the largest city is appealing to families buying newer homes with an average price range lower than Prince William County.  The high average price includes properties with acreage.</p>

King George</strong> is popular with the newly expanded <strong>Dahlgren</strong> military base. Prince William County</strong> has always appealed to families that didn&#8217;t want to pay the prices for homes in <strong>Fairfax County</strong>. Dynamic growth in employment opportunities in <strong>Northern Virginia</strong> have made <strong>Prince William</strong> a very good investment and popular with civilian and military home buyers working in Quantico and Ft. Belvoir.</p>

<p><strong>Spotsylvania County, Virginia has a list price of $441,308 and the average age is 16 years old. Spotsylvania County</strong> real estate is primarily located in Fredericksburg. Part of <strong>Fredericksburg</strong> is located in <strong>Stafford County</strong>. Prices for newer homes in <strong>Fredericksburg</strong> bring home buyers to the area. The commute by Virginia Railway Express, VRE, to Washington, D.C. is 1 hour and 15 minutes.</p>

<p><strong>PRICE, LOCATION, LOT SIZE.</strong>  Of course, price is always the determining factor as well as location, location, location.  So, if the buyers want the convenience of in-town living for transportation and shopping, schools, etc.  the lots will probably be in the 1/2 to 1 acre size.  Why at least 1/2 acre??  Because with the side-load garage, there needs to be a <strong>&#8220;turnaround&#8221;.</strong></p>
